2017 Assessments and Board of Review

The 2017 property assessments are now available for review and inspection at the City of Saline assessor’s office or on-line.  Assessment Notices were mailed on March 2, 2017 to all known owners of record. 

The assessment notice indicates changes in the Assessed and Taxable values of your property.  The Assessed Value represents 50% of the estimated market value of your property and changes to reflect the current real estate market.  Market values have been steadily increasing due to the recovering economy which has resulted in increased assessments for many property owners.   Taxes are not based on the Assessed Value.

The Taxable Value is the basis used in calculating a tax bill.  If you purchased the property prior to 2016, then the 2017 Taxable Value will be equal to the 2016 Taxable Value * 1.009 (the State prescribed inflation rate), plus 50% of any physical improvements made to the property in 2016.  If you purchased your property in 2016, then your 2017 Taxable Value will be equal to the 2017 Assessed Value.  Under either circumstance, the Taxable Value cannot be higher than the Assessed Value. 

The March Board of Review is charged with reviewing assessments proposed by the assessor and hearing appeals by property owners.  The Board of Review can also grant one-year poverty exemptions of property tax if an owner meets certain income and asset criteria as set forth in the City of Saline Hardship Guidelines and can grant one-year exemptions to qualifying disabled veterans.  Please call the assessor’s office if you believe that you might qualify for either of these programs.

The Board of Review will be meeting at the Saline City Hall on Monday, March 20th from 9:00 – 12:00 and from 1:30 - 4:30 p.m., on Tuesday, March 17th from 6:00 – 9:00 p.m., and Wednesday, March 22nd, from 1:00 – 4:00 and from 5:30 – 9:00 p.m.  Hearings are held by appointment only.  Please call (734) 429-4907, ext 2208 or 2218 to speak with assessing staff or to schedule an appointment with the Board of Review.
